These Terms and Conditions (“Terms”) govern your access to and use of the DL Vivento website, services, and any related content, products, or applications (collectively, the “Services”). DL Vivento operates as a lifestyle brand dedicated to assisting individuals in navigating the purchase of second homes. We distinguish ourselves by meticulously vetting assets, handling essential legal work to prevent surprises, and hand-picking the properties we showcase. Beyond property acquisition, we also offer expertise in Architecture, Interior Design, Property Management and Investment & Project Development.
1. Acceptance of Terms
By accessing or using the Services, you affirm that you are of legal age in the Dominican Republic to enter into this agreement and that you agree to comply with and be bound by these Terms.
2. Our Services
DL Vivento provides a platform and services designed to simplify the acquisition of second homes, primarily in Punta Cana and other select locations in the Dominican Republic. Our Services include, but are not limited to:
- Property Curation: Hand-picking and showcasing a select portfolio of high-quality second home properties.
- Asset Vetting: Conducting initial due diligence and vetting of properties to identify potential issues and ensure transparency.
- Legal Facilitation: Assisting with the preliminary legal aspects of property acquisition to minimize surprises for the buyer. (Note: This is facilitation; full legal representation must be sought by the client.)
- Architecture & Interior Design: Providing services related to architectural planning, design, and interior styling for properties.
- Property Management: Offering comprehensive property management services for your acquired second home.
- Investment & Project Development: Assisting with investment opportunities and project development in the real estate sector.
- Information and Guidance: Providing resources and guidance related to the second home purchase process in the Dominican Republic.
3. Disclaimers and Limitations of Liability
- No Legal Advice: The legal information and facilitation provided by DL Vivento are for informational and preparatory purposes only. DL Vivento is not a law firm and does not provide legal advice. Users are strongly advised and solely responsible for engaging independent legal counsel in the Dominican Republic for comprehensive due diligence, review of all contracts, and full legal representation related to any property transaction.
- No Financial Advice: DL Vivento does not provide financial, investment, or tax advice. Users are solely responsible for consulting with qualified financial and tax advisors before making any investment decisions.

- Accuracy of Information: You agree to provide accurate, current, and complete information when using our Services, particularly when making inquiries or engaging in transactions.
- Independent Verification: You acknowledge and agree that it is your sole responsibility to conduct independent verification of any property, its legal status, financial implications, and all other pertinent details before making any commitments or payments.

Any dispute, controversy, or claim arising out of or relating to these Terms or the breach, termination, or invalidity thereof shall be resolved by arbitration in accordance with the rules of a recognized arbitration institution in the Dominican Republic, or failing agreement, through the competent courts of the Dominican Republic, located in San Pedro de Macorís.

We reserve the right, at our sole discretion, to modify or replace these Terms at any time. If a revision is material, we will try to provide at least 30 days’ notice prior to any new terms taking effect. By continuing to access or use our Services after those revisions become effective, you agree to be bound by the revised terms.
